The Challenge

The client required a comprehensive solution that addressed several ongoing maintenance challenges.

An internal multi-level atrium garden had become increasingly difficult to maintain due to its height and restricted access. At the same time, sections of the building façade and roofline could not be safely or effectively inspected using conventional methods, creating uncertainty around the condition of the building envelope.

Coordinating separate contractors for façade cleaning, specialist gardening and structural inspections would have added unnecessary complexity, increased costs and extended project timeframes.

Our Solution

Before work commenced, Commercial Clean Australia developed a comprehensive Safe Work Method Statement (SWMS), identifying potential risks and implementing detailed control measures to ensure the safety of our team, building occupants and the surrounding public throughout the project.

Using industrial rope access techniques, our highly trained technicians completed a full external façade and window clean across all seven levels of the building. This approach eliminated the need for scaffolding or bulky access equipment, reduced disruption to day-to-day operations and delivered exceptional cleaning results.

Our specialist team also carried out maintenance of the internal atrium garden using rope access techniques. Pruning, watering and plant care were completed safely and efficiently, restoring the presentation of this unique architectural feature without impacting the surrounding indoor environment.

To provide the client with a complete understanding of the building’s condition, we combined hands-on inspections with advanced drone technology. Physical inspections were undertaken wherever direct access was possible, while high-resolution aerial imaging captured detailed visual and thermal data from roof areas and other inaccessible locations. This hybrid approach delivered a comprehensive assessment of the building while avoiding unnecessary risk or access costs.
